| PREPARING YOUR HOME TO SELL IMPORTANT STEPS TO TAKE BEFORE YOU SELL YOUR HOUSE
1. Get Pre-Approved For A Home Loan Before you decide to sell the house, get pre-approved by a lender you trust and research the housing market in the area where you wish to live so that you have a good idea how much it will take to buy a replacement.
Start looking for: (1) houses that seem to match the one you would like to buy, and (2) houses that are similar to your current home.
2. Check Your Mortgage Payoff Call your lender to check the payoff for your current home mortgage. You'll need the figure to complete Step 6.
3. Determine How Much Your House Is Worth This step can be done using an appraisal. A real estate appraisal helps to establish a property's market value–the likely sales price it would bring if offered in an open and competitive real estate market. Don't confuse a comparative market analysis, or CMA, with an appraisal. Real estate agents use CMAs to help home sellers determine a realistic asking price. Experienced agents often come very close to an appraisal price with their CMAs, but an appraiser's report is much more detailed--and is the only valuation report a bank will consider when deciding whether or not to lend the money.
4. Estimate Your Costs to Sell These include: Real estate commission if you use an agency to sell; Advertising costs, signs, other fees if you plan to sell by owner; Attorney, closing agent and other professional fees; Excise tax for the sale; Prorated costs for your share of annual expenses, such as property taxes, home owner association fees, and fuel tank rentals.
Real estate agents can give you a very close estimate of seller closing costs.
5. Estimate Costs To Buy A New Home Calculate moving expenses, loan costs, downpayment, home inspections, title work and title policy, paying for a new hazard insurance policy -- all expenses related to buying a home. Your lender should give you a disclosure of estimated costs when you apply for loan pre-approval.
6. Calculate Your Estimated Proceeds Deduct your mortgage payoff from your home's fair market value. Deduct your costs to sell from the remainder to get an estimate of the proceeds you will be paid at closing.
Will your closing proceeds cover your costs to buy a new home? If not, do you have cash or other funding to make up the difference?
7. Make Necessary Repairs Hot-spots that seem to worry buyers the most include: Mold & Mildew, Damp Basements and Crawlspaces, Roofs and Chimneys, Plumbing Problems, Inadequate or Inferior Electrical Systems.
8. Get The House Ready To Show
EXTERIOR | INTERIOR | *** When it comes to buyer’s appeal, the condition of your home's exterior is the most important. *** 1. House number should be easy to read. 2. Lights on timers to ensure house is lit up after sunset. 3. Garage/car port clean and tidy. 4. Litter picked up. 5. Cracked or broken window panes replaced. 6. Doorbell and door hardware in good repair. 7. Touch up trim paint on doors, window frames, fascia, etc. 8. Mow, edge, and weed the lawn frequently until the home is sold. 9. Overgrown shrubbery should be cut back to show as much of the exterior as possible. 10. A low-cost investment in seasonal flowers or ground cover will add a personal touch. 11. Inspect the roof for necessary repairs and any visible broken shingles or tiles. 12. Stucco water stains can be repaired using a mild bleaching agent. 13. Fences should be mended and painted. 14. Wash all windows inside and outside.

1. Lights should be on and drapes should be left open during daylight. 2. Heat set at a comfortable temperature. 3. Fresh flowers/plants in various rooms. 4. Chipped plaster and paint touched up and repaired. 5. Doors and cupboards properly closed. 6. Leaky taps and toilets repaired. 7. Burned out light bulbs replaced. 8. Squeaky doors oiled. 9. Mirrors, fixtures, and taps cleaned and polished. 10. Floors cleaned, garbage containers emptied. 11. Inside of closets and cupboards neat and tidy. 12. Valuable property, out of reach, out of sight, or locked away. 13. Pets absent, where possible, or contained during showings. 14. All torn screens should be repaired or replaced. 15. Avoid repainting the entire house unless current colors are very loud or offbeat. 16. White or light pastels are the easiest to work with and they make your rooms look larger. 17. Fireplace lit in cooler weather. Air conditioner turned on in warm weather. 18. Countertops neat and polished, Appliances cleaned. |
